Job Description
• Oversee activities preserving the physical and functional integrity of residential facilities, including inspections and emergency preparedness.
• Supervise and ensure optimal performance of term contractors, including those handling facilities maintenance, cleaning, pest control, and other essential services.
• Manage routine operations such as room setups, external window cleaning, curtain cleaning, laundry services, and ad-hoc projects, including scheduling, risk assessment, and on-site supervision.
• Assist the Kent Vale Property Manager in implementing preventive and ad-hoc facilities maintenance and housekeeping programs to ensure compliance with statutory and regulatory requirements.
• Collaborate with the team to address complaints, feedback, and incidents related to facilities maintenance, cleanliness, and pest control, ensuring timely resolution.
• Support the team in updating and creating Standard Operating Procedures for routine and preventive operations.
• Conduct inspections of apartments, supervise defects rectification, and oversee asset enhancements and minor improvement works.
• Prepare and manage tenders/quotations for maintenance and housekeeping services.
• Review and approve contractors’ claims for payment following thorough verification of service delivery and compliance.
• Represent the team in monthly contractor meetings, evaluate contractors’ performance, and provide actionable feedback.
• Compile and analyze data to support the annual budgeting process for repairs and improvement programs.
• Escalate critical issues to management, offering comprehensive insights to facilitate decision-making
• Supervise fire safety measures and ensure the estate's security..
• Liaise with Pandan Valley tenants to address and resolve maintenance-related issues.
• Undertake any other responsibilities or tasks assigned by the Management.
Qualifications
• Degree/Diploma in Building Services or Civil / Mechanical / Electrical Engineering
• 3 years’ experiences in building or facilities management, and to be hands on in mitigating facilities issues
• Good written and oral communications skills
• Ability to present and write clear and concise reports/specifications
• Good Interpersonal skills and able to multi-task and work under pressure
• Familiar with MS Office applications
